The future of hospitality is restorative, and guests can already feel the difference.
Sana Hospitality Consulting helps short-term rental and retreat property owners create restorative environments that elevate guest experience, increase perceived value, and support stronger long-term performance.
The future of hospitality is restorative
Today’s travelers are not only choosing where to stay — they are choosing how they want to feel during their time away.
Guests are increasingly drawn to environments that support rest, clarity, connection, and meaningful experiences.
Spaces that feel calm.
Stays that feel restorative.
Environments that help people reconnect with themselves, with others, and with the places they travel to experience.
This shift is shaping the next generation of hospitality. Properties designed with intention are increasingly outperforming those designed primarily for aesthetics alone.
Because how a space feels influences how a stay is remembered.
Wellness is reshaping guest expectations
The properties that outperform will be the ones guests can feel ❋
The shift in how people travel is showing up in the data, and the numbers are significant.
The global wellness economy reached $6.8 trillion in 2024, projected to reach $9.8 trillion by 2029.¹
Wellness tourism reached $893.9 billion in 2024, representing 17.6% of all global tourism spending while accounting for only 8.3% of trips.²
Wellness real estate is the fastest growing sector within the global wellness economy, with growth from $225 billion in 2019 to $548 billion in 2024, a 19.5% compound annual growth rate.¹
For hospitality owners, two numbers stand out.
Wellness travelers spend 38% more per international trip and 137% more per domestic trip than the average traveler.²
Wellness-focused properties command price premiums of 10-25% at middle and upper market positioning.³
The guest who will pay a premium already exists. The question is whether your property is positioned to attract them.
The platform is changing. So is the competition.
Airbnb is no longer trying to win by being the best short-term rental platform. By 2026, it is building a travel and lifestyle marketplace where guests can book homes, hotels, experiences, and services in one place, with AI-driven discovery determining what gets seen and what disappears.⁴
Hotels are now listed alongside your property. Experiences can be booked without a stay. The algorithm uses over 800 signals to determine visibility, and it increasingly rewards listings that communicate a clear identity, a defined guest, and a compelling reason to choose them over every other option.⁴
Hosts who continue to offer only a place to sleep are competing in a market that no longer rewards that positioning.
76% of hosts already feel the pressure of increased supply.⁵
The hosts who will thrive are those who give guests something the algorithm can surface and the guest can feel.
Wellness-focused, experiential design is the differentiation strategy for anyone who wants to stay visible.
Guests may not always articulate why a stay feels exceptional, but they consistently recognize environments that feel calm, intentional, and restorative.
The details matter:
how easily guests settle in
how well they sleep
how connected they feel to the space
and how memorable the stay becomes
Thoughtful environments create stronger impressions and often lead to better reviews, repeat bookings, and word-of-mouth referrals.
When these elements are intentionally integrated, a property becomes more than accommodation. It becomes part of the reason guests choose the destination in the first place.
Restoration is multi-dimensional
True restoration is shaped not only by aesthetics, but by how a space supports the rhythms of daily life.
Increasingly, guests are drawn to environments that offer opportunities to slow down, reconnect, and experience a sense of place more deeply.
Wellness-oriented amenities and experiential elements can meaningfully enhance the depth and memorability of a stay when thoughtfully integrated into the design of the property.
Standing out in a crowded market
The short-term rental market is more competitive than it has ever been. Inventory is rising globally, booking windows are shrinking, and platform rules change without notice.
75% of travelers say they want their next trip to be more mindful and eco-conscious.⁶
Guests are choosing stays that reflect how they want to live, not just where they want to sleep.
26% of STR operators saw revenue decline in 2024, with occupancy loss as the leading cause, most often tied to poor visibility and undifferentiated positioning.⁷
Cleanliness is the baseline every host is expected to meet.
What Sana addresses is what cleanliness alone cannot: the felt experience of a stay, the quality of sleep, the sense of restoration, and the reason a guest tells ten people about a property they loved.
Not every property needs every feature. The most effective approach is one that aligns with your property, your ideal guest, and your long-term positioning.
A clear strategy helps ensure each investment strengthens both guest experience and long-term performance.
How we help your property stand out
We help you identify the improvements most likely to elevate guest experience, differentiation, and perceived value, without unnecessary upgrades or guesswork.
We evaluate your property holistically, aligning design decisions, wellness features, and experiential elements with your ideal guest, market positioning, and long-term goals.
Beyond the physical environment, we design the guest journey itself.
That means bespoke guest guides rooted in decades of luxury wellness programming:
Nighttime rituals for deeper sleep
Breathwork and bath practices for unwinding after travel
Earthing and forest bathing guides for properties with outdoor access
Communal experiences that turn a group stay into something guests talk about long after checkout
Every guide is written for your specific property, drawing on the same experiential design methodology used at some of the world's most exclusive wellness destinations.
This is the layer most STR consultants cannot offer, because it requires knowing what actually works in a luxury hospitality context, not just what looks good on a listing.
Clear strategy. Thoughtful prioritization. Meaningful results.

Sana - an integrative approach
Sana was built from nearly three decades of work at the intersection of luxury hospitality, environmental health, and human performance.
I’ve worked across five continents.
From designing spa concepts from the ground up and overseeing global operations across 28+ locations, to developing a standalone destination spa resort, to leading the world's first ketamine-assisted neurofeedback program at 40 Years of Zen.
Before arriving at a new location, I research the traditional medicine systems, local botanicals, and indigenous wellness practices of that place. Then I travel there, find the practitioners, earn the permission, and build those traditions into the experience. I have done this for Rocco Forte, for Aman, and for boutique retreat programs that sold out before they launched.
I started working in luxury hospitality and wellness in 1998 in Hawaii and have been part of and following the Global Wellness Institute since its founding in 2007, when it was still called the Global Spa Summit.
I’ve spent the past five years immersed in biohacking, neurofeedback and human optimization research, not to follow trends but to filter them, and to understand which environmental upgrades actually move the needle on how people sleep, recover, and feel.
That depth is what I bring to your property. Not a checklist of wellness amenities, but a genuine understanding of what creates a restorative experience, why it works biologically, and how to communicate it in a way that attracts the guests who will value it most and tell everyone they know.
The Sana lens: People, Planet, Profit
Recommendations are evaluated through three interconnected priorities.
People: how the environment supports wellbeing, peace, joy, and connection.
Planet: materials, sourcing, and environmental impact.
Profit: how these choices influence perceived value, pricing power, and long-term performance.
Spaces that restore more deeply often perform more strongly.
At Sana, we believe people should have the opportunity to Travel Well and Live Well — where every stay restores you.
Key factors we evaluate
-

Listing Positioning & Conversion
Your listing is the first guest touchpoint and directly influences click-through and booking conversion.
We evaluate photography, SEO structure, and listing clarity to ensure the property communicates value and sets expectations well.
Strong positioning attracts better-fit guests and supports stronger reviews.
-

Pre-Arrival Experience
The guest experience begins before arrival.
We review communication flow, guidebooks, and pre-arrival touchpoints that help guests feel prepared and supported.
Thoughtful onboarding builds trust and reduces uncertainty.
-

Arrival & First Impressions
Guests often form lasting impressions within the first few minutes.
We evaluate check-in flow, entry instructions, lighting, scent neutrality, and how intuitively guests can settle in.
A seamless arrival establishes comfort and care.
-

Spatial Flow & Functional Design
How guests move through the home influences how comfortable and intuitive the stay feels.
We assess layout, gathering areas, privacy, and how the space supports both connection and relaxation.
Thoughtful flow helps the stay feel natural and effortless.
-

Sleep Environment Optimization
Sleep quality is one of the most influential factors in how guests evaluate their stay.
We review mattress quality, bedding, blackout capability, lighting, and environmental factors that support deeper rest.
Even small improvements can elevate perceived comfort.
-

Environmental Comfort
Environmental quality influences how a space feels over time.
We assess ventilation, filtration, material selections, cleaning products, and water considerations that impact comfort and sensory experience.
These details help a space feel fresh, calm, and supportive.
-

Wellness & Recovery Options
Wellness-oriented amenities are increasingly influencing booking decisions.
We evaluate opportunities such as sauna, cold plunge, soaking tubs, movement spaces, and simple fitness equipment in ways that align with the property and guest expectations.
Thoughtful amenities can strengthen differentiation and perceived value.
-

Experience Design & Sense of Place
Memorable stays often include moments that feel intentional and connected to the surrounding environment.
We consider how the property supports meaningful experiences through nature, local activities, creative spaces, and opportunities for reflection or shared time.
These elements support stronger guest memory and word-of-mouth referrals.
STR Performance Review
A focused 30-minute session designed to help you understand how your property is currently positioned, and where thoughtful improvements may strengthen guest experience, differentiation, and perceived value.
Ideal for owners who want expert guidance on where to invest, what to prioritize, and how to align their property more intentionally with evolving guest expectations.
If there is a strong fit, additional consulting support is available based on your goals, timeline, and budget.
The investment in restorative design is documented.
At the GWI's 2023 Wellness Real Estate and Communities Symposium, developers reported wellness-incorporated properties sold 30% faster and for 20% higher values than equivalent properties in the same location.⁸
Case Studies:
Selondra Rise, a wellness-focused residential community in Australia, became the fastest-selling community project in the country, with home prices $7,000-$12,000 higher than comparable competitors. Higher prices and sales volumes were directly linked to the wellness focus of the development.⁸
The Nava Lakehouse, a WELL Gold certified community, sold out faster than anticipated. Health-focused design produced an estimated $1.3 million increase in value based on gross sales revenue and a 3% increase in rental rates. A three-year resident study documented improvements in sleep quality, fatigue reduction, and overall wellbeing.⁹
Properties that support how guests feel are not a premium exception. They are the direction the market is moving. The question is whether your property is positioned to capture that shift.
A focused 30-minute session to understand how your property is currently positioned and where your highest-impact opportunities are. No obligation. Just clarity.
